Here at Astin's we offer two levels of service to our client landlords.
Management Service
For landlords who want Astin's to take the stress out of their letting. An initial registration and marketing fee (plus VAT) is payable in advance. Our commission (plus VAT) will be deducted from the monthly rental figure thereafter.
This service includes:
- Preparation of property details
- Referencing by Letsure
- Drawing up of the tenancy agreement
- Collection of rent and bond and accounting for the same
- Opening and closing of accounts for utilities
- Day to day management of the property and the tenancy as necessary
- Advertising, postal and telephone costs
- Arrange repairs by approved qualified contractors as required
- Periodic inspections of the property
- Final inspections on the tenant vacating the property
- Travelling expenses to and from the property
- Arrangement of gas and electrical inspections (although there would be no charge made by ourselves for this service, please note that contractors charges are borne by the landlord).
Introductory Service
For landlords who prefer to be more "hands on" with regard to ongoing arrangements. A once only introductory fee (plus VAT) irrespective of the length of the initial fixed term.
This service includes:
- Preparation of the property details
- Referencing by Letsure
- Drawing up of the tenancy agreement
- Opening of the accounts for utilities
- Initial marketing costs
Services at Extra Cost
- Preparation of Inventory (charge will depend on the size of the property)
- Fixed term tenancy renewal (preparation of new agreements in duplicate)
- 'Empty Property Care Service'
- Commission of an Energy Performance Certificate
