Energy Performance Certificate (EPC): Should you need to obtain an energy rating for your home, Astin's work closely with a Domestic Energy Assessor (DEA) who will arrange to attend your property in order to carry out a detailed inspection and calculate the rating. The cost is £100.00 + V.A.T. Total £120.00.

Mortgage Advice: Whether you are a first-time buyer, someone looking to re mortgage or perhaps you’re looking for a buy-to-let then Astin’s are here to help. We can provide you with a choice of independent, local financial advisors who will look after your every need.

Surveys: You are about to make one of the most important financial decisions of your life. Our Residential Lettings Manager Sara Lemmy and her team offer a “Hands On” personally tailored friendly service whilst maintaining high standards of professionalism and competence. Here at Astin’s we are able to offer you 2 levels of service.

Included in both services:

  • Advice on the best possible rent for your property
  • Colour brochure and accompanied viewings
  • National advertising on Rightmove and On the Market
  • Contract signing and lodging the deposit with the Deposit Protection Scheme
  • Arranging for the standing order mandate to be paid by the tenant
  • Liaising with utility companies and council tax office

Your potential tenant(s) will go through stringent checks, including ID, right to rent, credit and finance checks. Employer’s references are obtained and current and previous landlord’s references are requested. All these are done by our third-party Agency.

FULLY MANAGED SERVICE: The stress fee option for you and the most popular choice for Landlords. In addition to the above, we will take care of the day-to-day management of the property and tenancy. This includes dealing with any maintenance issues, carry out regular property inspections during and at the end of a tenancy, collect the rent on your behalf and arrange for an EPC and gas/electrical safety certificates when required. Most importantly we are continually updated with new legislation that we will pass on to you and ensure that you are fully compliant.

LET ONLY SERVICE: Great for those who would like to manage the property themselves. We would advise that this option is best suited to an experienced, hands-on Landlord who is comfortable when dealing with tenants directly.
